What Bay buyers ask us first.

How do SF schools work?

SFUSD assigns schools by lottery, not attendance zones. Peninsula districts like PAUSD use attendance zones, so the address decides the school.

Do I need to worry about earthquakes?

Ask for the seismic and natural-hazard disclosures. Check soft-story retrofit status and liquefaction zones. We pull them for every home we show.

Will I have to bid over asking?

It depends on the price band. Top school zones often go over. The $1.5–2.5M tier has more room to negotiate in 2026.

What are property taxes?

Roughly 1.1–1.25% of purchase price for most SF and Oakland resale. New builds may add Mello-Roos.
